Request for a determination whether an increase in square footage to an existing
church building would be considered a substantial modification to Docket
SU-97-010. The First Christian Church proposal includes up to 2,150 square feet
of additional space; conversion of the existing classroom space in the basement
to storage space; and removal of the existing mezzanine seating area in the
sanctuary. No new uses are being added to the existing building, and the overall
number of approved seats would be reduced from 216 to 178 seats, which should
result in a decrease in the number of car trips occurring on site. The proposed
renovations also include removing the existing exterior domes and ornamentation
that will result in a lower overall height. The existing church building was
approved through Special Use Review (Docket SU-97-010: St. Luke Orthodox
Christian Church) by the Board of County Commissioners on February 12, 1998.
This property is located at 1700 Stonehenge Drive, northwest of the intersection
of Arapahoe Road and US 287, in Section 27, T1N, R69W.
