Tools for comparing property sales

    Find your neighborhood

      Properties that are comparable to yours can sometimes be found in the same subdivision or neighborhood. You can find your neighborhood number on your Notice of Valuation, on the left side of the page below the Location & Legal Description. It will be labeled with the letters Nbhd.

    Sales dates

      Sales listed occured during the from July 1, 2006 to June 30, 2008 for the tax years 2009/2010. Within each city, properties are listed by subdivision name, property address.

    Condominiums

      The sales are sorted first by economic area, then by neighborhood, then by street address.

      Economic areas are also provided:
      30 = City of Boulder - Typical Condos
      31 = City of Boulder - Urban High-End Condos
      32 = Other Cities Typical Condos

      Properties with "Yes" in the E-Mapped? column can be mapped individually using the Assessor's E-Mapping tool. Searching by account number is recommended.

      The land size under Acres is not necessarily the surveyed land size. In many cases the land size is only a GIS (Geographic Information systems) measurement.

      The sales are sorted first by street name, then by street address.

    Single family residential sales

      The sales are sorted first by neighborhood and then by square footage.

      * Sales dates for comparable properties in neighborhoods marked by an asterisk * occurred during the period from July 1, 2003 through June 30, 2008. In areas where sales for the 24-month base period are few, the Assessor is allowed to use comparable sales going back as far as five years prior to June 30, 2008.
