Consumer Affairs FAQ

6. When more than one tenant signs a lease, each tenant is responsible for all of the conditions of the lease. If one or more of the tenants breaks the lease and leaves before the end of the lease, those remaining are liable for payment of the entire rent due, or they are all subject to eviction for nonpayment of rent. It is up to the other tenants to collect the rent from the non-paying tenant.

If one tenant causes damage to the property, the landlord can deduct the damages from their damage deposits. It is up to the remaining tenants to collect from the person who caused the damage.

A brochure about roommates and simple roommate agreements is available from the Boulder Community Mediation Service at 441-4364.
