7. A landlord can evict a tenant when the rent has not been paid. The landlord must serve the tenant with an eviction notice which gives the tenant three days to move out. This eviction notice can be purchased at most office supply stores. The notice must be properly served on the tenant by giving it to the tenant or by posting the notice on the premises. If the tenant has not paid the rent in arrears or has not moved out at the end of the third day, the landlord may file for an eviction hearing.
