How it Works
If you are planning to sell a home with an onsite wastewater
system (OWS), or septic system, below is an outline of the
steps required.
- Determine if the OWS is currently permitted and approved. (Check
permit by Boulder County Public Health (BCPH))
- Contact a
certified inspector
to conduct a property transfer inspection of the septic system (exceptions).
Depending on the complexity and location of an OWS, the cost for an
inspection can range from $150-$350, plus the cost of pumping the
tank (approx. $200).
- If problems were identified in the inspection report that needed
correction, apply for a repair permit (permit
process) and
have the items corrected.
- If the inspection report shows everything is in satisfactory
working order, apply for a property transfer certificate (make sure
to include
the inspector's report). The application fee is due at the time the
inspection report is submitted.
- If everything is in compliance, BCPH will issue a certificate of
operation for the system. The buyer and seller have assurance that
the septic system was working properly at the time of approval.
