The Boulder County Land Use Department is working with the residents of Old Town Niwot to consider expanding the rural community district area.

To Niwot Area Property Owners:

Property owners in Niwot have circulated a petition requesting that Boulder County examine the possibility of rezoning the residential parts of old town Niwot from Rural Residential to Rural Community District (RCD). The Boulder County Land Use Department would like to determine if there is enough neighborhood interest to pursue rezoning the land and establishing new development criteria.

The Rural Community District

The Rural Community District is a zoning category that was established in 1993. There are presently six communities in Boulder County that qualify for Rural Community District Zoning: Eldora, Allenspark, Gold Hill, Hygiene, Niwot, and Eldorado Springs. In 1993, historic downtown Niwot was rezoned from Commercial to Niwot Rural Community District.

All of the communities that qualify for RCD zoning are unique but they do all have one thing in common – they are all old townsites with existing development patterns that don’t fit with today’s zoning requirements. These townsites have clear historic character, but at the same time are active communities with evolving land use patterns.
