The advertising insert published in the newspaper on October 2nd listed 1238 properties with $5,085,412.29
in unpaid taxes. Several taxpayers have paid off their taxes. Today's numbers are 990 properties with $4,238,197.90 in unpaid taxes. You can expect these numbers to keep falling as delinquent taxpayers pay their taxes before the sale.
When do I get My Property?
Can I Inspect My Property?

Hold on to your horses here. You aren't buying property - you are just paying the taxes, which entitles you to a lien on the property. Not the property itself. Leave the people who live on the property alone. The owners, estate heirs or a mortgage company who holds the title to the property, have the right to pay off the taxes and clear the lien. That's how you make your interest. If the taxes are not paid for three years can you initiate the process of acquiring the property via a Treasurer's Deed. This takes several months and requires title guarantee company searches, advertising in local papers and notices to any and all interested parties advising them a claim has been made on the property. Usually, an heir or a mortgage company will  pay the taxes rather than lose the property. If you saw a TV ad promoting this as cheap property, we hate to burst your bubble, but in Boulder County, that's not the way things work. In 20 years, we know of only one home that has been transferred via a Treasurer's Deed. If you are careful, you can make a tidy profit on interest payments at the tax lien sale, and BoulderCounty is grateful for your participation.

  How Deposits and Refunds Work
To participate in the Tax Lien Sale you need to register and place a deposit with the Treasurer's Office before the sale. You will need to deposit as much money as the maximum bid you plan to make during the sale. You can pre-register and deposit your cash or certified funds (no letters of credit will be accepted) beginning October 26th. Most bidders deposit money the morning of the sale.
Registration opens at 7:45 AM and the auction begins at 8:30 AM, October 30th. You can deposit more money any time during the auction. Experienced bidders bring several cashier's checks and make deposits as necessary during the day. If you bid more than you have on deposit, you must immediately make up the difference. If outstanding money is still due on a bid at the end of the auction, the property will go up for bid and be sold at the end of the day. The Treasurer's Office plans to sell all the tax liens and collect all the money by the end of business on the day of the sale.

If you are due a refund after the sale is over, refunds will be available at our downtown office, 1325 Pearl St, beginning Noon, Tuesday, November 3rd. If you don't pickup your refund in the office by the time we close at 4:30 PM, refunds will be mailed out the next day. If you wired in your deposit, your refund will be wired out Wednesday, November 4th.
