Notice of Valuation for 2019/2020 Tax Years
2019 NOVs are sent to property owners in Boulder County on May 1, 2019. In addition to identifying the property, the full page NOVs for residential properties contain:
- Location, market area, and neighborhood
- Description of the property’s characteristics
- Photo
Notice of Valuation for 2020 Intervening Tax Year
For most properties, 2020 taxable value will remain the same as that of 2019, as reflected on the 2019 NOV owners receive by mail in May 2019. Property owners will receive a 2020 Notice of Value only if there was some change to the property from 2019. For these properties, the Assessor’s Office must value your property as it exists on January 1, 2020, and determine its probable market value as of June 30, 2018.

Note: We made the decision this year to remove the sample sales from the Notice of Valuation. Property owners expressed the concern that the sample sales were misleading and caused confusion.
The sales shown on the NOV were samples only. The value of your property is based on an analysis of the entire population of sales in your market area.
